If you own a condo and have it sitting vacant, or you're an investor wondering whether the Singapore rental market still has legs, July 2026 just gave you a very clear answer. And if you're an HDB owner thinking about buying a private property, the numbers this month tell a story you really shouldn't ignore.
According to flash estimates from 99.co and SRX, condo rental prices climbed 1.6% month-on-month and 2.5% year-on-year in July 2026, pushing the non-landed private residential Rental Index from 145.0 in June to 147.3. That brings rents to a 12-month high, as reported by Singapore Business Review.
What's even more striking is the volume. An estimated 9,627 condo units were rented out in July, the highest monthly transaction figure ever recorded for the condo rental market. That's a 38.1% jump from June's 6,973 units and sits 19.5% above the five-year average for July, according to 99.co and SRX data. Year-on-year, volumes were up 10.6%.
The standout performer by region was the Outside Central Region, or OCR, where rents rose 2.2% in a single month. The Rest of Central Region came in at 1.1% and the Core Central Region at 0.8%. So the mass-market suburbs, the heartland condos many investors dismissed as "boring", are actually leading the charge right now.
In my view, the OCR story is the most important signal in this entire dataset. A 2.2% month-on-month rental jump in the suburbs isn't a blip. What I'm seeing on the ground is a squeeze playing out in real time, where tenants are being priced out of the RCR and CCR and moving outward, while locals who've sold their HDB or are waiting on a new purchase also need somewhere to live.
Here's the thing most people miss: rents are now rising faster than prices in many segments. URA's Q2 2026 data showed private residential rents up 0.7% quarter-on-quarter while non-landed prices actually slipped 0.1%. In the RCR, prices fell 1.2% while rents were flat. That gap matters enormously for investors. You don't need massive capital appreciation to make condo investing work right now. The rental yield is doing more of the heavy lifting than it has in years.
In 25 years I've watched this pattern before. When rents move ahead of prices, it's usually a leading indicator that buying sentiment is about to shift. People who are renting and seeing their monthly costs climb don't stay tenants forever. At some point, the calculation tips and they ask themselves whether they should just own. That demand eventually feeds back into the sales market, particularly in the OCR where entry prices are more accessible.
If you're an HDB upgrader: The HDB rental market also jumped 1.7% month-on-month in July, with overall median HDB rents now at S$3,400 according to 99.co and SRX data. That means if you sell your HDB and need to rent while waiting for your new condo to reach TOP, your holding costs are climbing. This isn't a reason to delay your upgrade, it's actually a reason to plan more carefully. Locking in your next purchase earlier, before both condo prices and rental costs move further, is the smarter play.
If you're a condo investor: The OCR is where I'd be focusing attention right now. A typical mass-market 3-bedder renting at S$3,800 to S$4,200 a month against purchase prices in the S$1.1 million to S$1.2 million range implies gross yields in the 3.8% to 4.4% range, based on indicative figures. That's decent by Singapore standards. The RCR city-fringe 2-bedder at around S$3,600 per month is also holding up well. Investors who bought a few years ago at lower prices are sitting on very healthy yield-on-cost numbers right now. If you're looking to enter, the OCR still offers the best combination of accessible entry price and strong rental demand.
If you're an expat or overseas buyer: Record rental volumes, 9,627 units in a single month, tell you something about the competition for good rental stock. Quality units in well-located suburban condos are being absorbed very quickly. If you're relocating to Singapore and need to rent first, don't assume you can take your time. And if you're an overseas investor considering Singapore property as a buy-to-let play, the fundamentals of this rental market, tight supply, growing demand, record absorption, are exactly what you want to see.
Singapore's condo rental market just posted its strongest month on record, and the surge is being led by exactly the kind of mass-market suburban condos that represent the most accessible entry point for most investors. Rents are outpacing prices, volumes are breaking records, and the OCR is the region to watch. Whether you're an investor looking to buy, a landlord wondering how to reprice your unit, or an upgrader planning your next move, this is a market that rewards people who act on current data rather than last year's assumptions.
