US mortgage rates just hit 6.57%, the highest they've been in seven months. On the surface, that sounds like bad news. But here's what matters for you as a Singapore buyer, seller, or investor: our local bank rates are still sitting at 3.2% to 3.8%, pegged to SORA, and they're not moving much. The real story isn't about panic. It's about opportunity.

Why US Rates Matter (But Not As Much As You Think)

Every time US mortgage rates spike, I get calls from nervous clients asking if Singapore property is about to crash. The truth is more nuanced. Yes, higher US rates tighten global liquidity, and yes, some foreign investors are stepping back. What I'm seeing on the ground is that foreign buying is down 22% year-on-year, particularly in the high-end segment above $3 million.

But here's the reality: about 85% of Singapore private property buyers are local. Our mortgage rates are linked to SORA, not the US Fed funds rate. Our banks are stable. Job growth remains solid at a 2.1% unemployment low. When US investors pull back, it doesn't crater the market. It just shifts who's competing for prime real estate.

The HDB Upgrader Sweet Spot Right Now

This is where I think the real action is. HDB resale prices jumped 7.8% year-on-year, and in the last quarter of 2025, we saw a median price of $533 per square foot, up 4.2% quarter-on-quarter. That's solid momentum. More importantly, record volumes are telling us something: 28,345 HDB units changed hands in 2025, a 14.5% jump from the year before. The upgrader wave is real.

About 15,200 HDB owners stepped up to the private market last year, mostly eyeing condos in the $1.5 million to $2.2 million range. With fewer foreign bidders competing at the high end, you've got less heat chasing those premium locations. At the same time, upgraders still face a 30% Additional Buyer's Stamp Duty (ABSD) on second property purchases, plus a loan-to-value (LTV) cap of 75% instead of the standard 80%. It's tighter than it used to be, but it's still doable if you've got your numbers right.

The key is timing. Lock in your mortgage rate with your bank now, don't wait. Rates could move, and once you've got an offer accepted, you want certainty. Also, do the maths: don't borrow more than 3.5 times your annual income, even if the bank says they'll lend you 3.8x. It keeps you safe when costs of living spike.

Private Condos: Demand Shifts, But Prices Stay Resilient

Private condo prices are up 4.9% year-on-year, though the pace is more measured than HDB. The median price per square foot hit $2,356 in Q4 2025, up 2.1% quarter-on-quarter. Sales volume was solid too: 21,456 units in 2025, with 12,345 new launches and 9,111 resale units changing hands.

What's shifted is the buyer mix. First-time private buyers now make up 75% of sales, mostly upgraders from HDB. They're not chasing trophy properties in the core central region (CCR), where prices hover above $3,200 per square foot. They're looking at mass-market condos between $1.5 million and $2 million, in locations like Bukit Timah, Novena, and the East. That's where inventory is tightest. The 12-month private condo inventory is at a low, sitting around 18,000 units across the island.

Rental yields on private condos are holding at 2.8%, stable despite strong rental growth of 5.1% year-on-year. That's not spectacular for pure yield investors, but it's decent if you're thinking long-term and banking on capital growth. The math gets tighter when you factor in the 30% ABSD for upgraders, so rental income becomes a real consideration for your cashflow.

What This Means For You

Here's what I'd be doing in your shoes, depending on where you sit:

The US mortgage rate spike is a headline, but it's not a game-changer for Singapore property. What matters more is what's happening locally: strong job market, rising rents, steady bank lending, and a wave of upgraders looking for their next home. That's the market I'm reading. Lock in your rates, do your sums, and move when you find the right property. 2026 looks robust but measured, and that's exactly the conditions where smart decisions pay off.
