If you've been watching global headlines and wondering what any of it means for your decision to buy, upgrade, or invest in Singapore property right now, here's the honest answer: US housing data is noise. What matters is happening right here, and once you understand the real drivers, your next move becomes a lot clearer.
US existing-home sales have jumped to their highest point this year, beating forecasts and signalling that American buyers are returning to the market. It's a meaningful data point for the US economy, and global markets noticed. But here's what I want you to understand: Singapore's property market does not move in lockstep with American resale housing figures.
Our market is shaped by entirely different forces. Private non-landed prices are up roughly 30 to 35 percent from pre-Covid 2019 levels. Mass-market OCR new launches are commonly transacting in the S$1,950 to S$2,200 psf range. RCR projects are sitting around S$2,300 to S$2,700 psf. These numbers reflect local supply, local income growth, and local policy, not what's happening on the other side of the Pacific.
Transaction volumes here have normalised from the 2021 to 2022 boom, when we were seeing over 30,000 units change hands annually. We're back closer to the long-term trend of around 20,000 units a year. That's not weakness. That's a market finding its floor after a period of extraordinary activity, held in check by deliberate cooling measures.
In my view, the single biggest misconception I see among buyers right now is that they're waiting for some global signal to tell them when to act. They're watching the Fed, they're watching US housing data, they're watching interest rate news from overseas. What they should be watching is their own TDSR, their CPF position, and the supply pipeline in the specific districts they're targeting.
What I'm seeing on the ground is a market that's firm but not frothy. Sellers are not panicking. Developers are not discounting aggressively. The buyers who are transacting are doing so because the fundamentals for their personal situation stack up, not because they caught a perfect market timing moment. In 25 years I've watched this pattern before. The people who wait for the perfect macro signal almost always miss the window they were waiting for.
Here's the thing most people miss: MAS manages the Singapore dollar exchange rate, not an interest rate like the Fed does. That means our mortgage market has its own rhythm. Yes, local rates have softened somewhat from the 2023 peaks of 3.5 to 4.5 percent, but the TDSR floor rate for assessments sits at 3.5 percent for owner-occupiers and 4.0 percent for non-owner-occupiers. Your bank approval is not going to change because US homes are selling faster this month.
HDB upgraders, this is the segment I want to speak to most directly. The gap between a typical 4-room resale flat at S$500,000 to S$700,000 and a mass-market new launch condo at S$1.4 million to S$1.8 million is real and it's significant. That gap is not going to be closed by any US housing news. What will close it is a clear financial plan built around your actual CPF balances, your household income, and your TDSR headroom. If those numbers work today, waiting does not make the math better.
Private condo investors, gross rental yields in the OCR are holding at around 3.2 to 4.0 percent. That's still viable, especially if you're looking at a longer hold with capital appreciation as the underlying thesis. Singapore's supply pipeline is easing the extreme rental tightness we saw in 2022, which means yields may moderate slightly over the next 12 to 18 months. Entry price discipline matters now more than it did three years ago. Don't overpay on quantum just because a project is well located.
Overseas buyers and expats, I want to be straightforward with you. The 60 percent ABSD for foreign individual purchasers introduced in 2023 is the single biggest factor shaping your decision, not global market sentiment. If you're here on an Employment Pass and not yet a PR, the cost of entry into direct residential property ownership is steep. REITs and other Singapore property-linked instruments may deserve a closer look while you assess your longer-term residency situation. For those who do qualify for lower or zero ABSD rates, the case for Singapore as a stable asset location remains intact.
US housing data tells you a story about the US. Singapore's story is written by our own policies, our own demographics, and our own supply cycle, and right now that story says we're in a stable, policy-managed market with selective opportunities for buyers who have done their homework.
