URA awards Dunearn Road GLS site to Wing Tai-Metro joint venture - EdgeProp.sg

If you've been watching the Bukit Timah corridor and wondering whether the market there is genuinely heating up or just generating noise, this week's land tender result gives you a very clear answer. A site on Dunearn Road just changed hands for S$533 million, and what's behind that number tells you a lot about where CCR pricing is headed and what you should be thinking about right now.

What the Numbers Are Telling Us

A Wing Tai and Metro joint venture won the Dunearn Road Government Land Sale site on 28 April 2026, with a winning bid of S$532,999,999. That works out to S$1,625 per square foot per plot ratio (psf ppr), for a 19,045 square metre site that will be developed into approximately 330 residential units with some ground-floor commercial space.

What makes this significant is the context. A first Dunearn Road site from a June 2025 tender went for S$1,410 psf ppr. This second site, awarded less than a year later, cleared at S$1,625 psf ppr. That's a 15.3% jump in land cost over roughly ten months, in the same precinct, from the same government pipeline. Land prices don't move like that unless developers are genuinely confident about what they can sell the finished units for.

Six bidders competed for this site. The margin between the winner and the second-placed Frasers-led consortium was only 3%, or about S$16 million. And bids two through five were clustered within S$50 psf ppr of each other, with names like CDL, UOL, Singapore Land and China Overseas Land all in the mix. When that many major developers are fighting this closely for one site, that's not speculation. That's conviction.

My Take On This

In my view, this result signals something the market has been quietly building toward for the past 18 months. The CCR has been the segment that many buyers and investors wrote off as "too expensive" or "too slow." What I'm seeing on the ground is a different story. Developers haven't lost faith in premium District 10 pricing, and this tender proves it.

Here's the thing most people miss when they read a GLS result: the land price isn't just a developer's cost. It's a forward statement about where they expect to sell units. Based on Wing Tai's track record with River Green in River Valley, where they achieved an average selling price of around S$3,130 psf with over 88% taken up at launch, they clearly know how to read and execute in the CCR. I'd expect this Dunearn Road project to price in a similar range or higher, given land cost escalation and the additional value the Turf City precinct will carry once it matures.

In 25 years I've watched this pattern before. A new precinct gets master-planned, the first GLS site goes at a cautious price, then the market responds well, and the second site comes in sharply higher. By the time the third and fourth sites are released, the early buyers in the first project are sitting on meaningful paper gains. The Bukit Timah Turf City story is still in its early chapters. That matters a great deal if you're thinking about entry timing.

What This Means For You

If you're an HDB upgrader eyeing the Bukit Timah or Sixth Avenue belt, this is a signal to get serious about your timeline. When a new launch in this precinct comes to market, it will likely price at S$3,000 psf and above. A two-bedroom unit could clear S$1.8 million to S$2 million. That's not a price point for everyone, and that's fine. But if this neighbourhood fits your lifestyle and your budget can stretch, waiting for a "better deal" here is probably not a strategy that works in your favour.

For private condo investors, the Dunearn Road corridor has a compelling layered story. Right now you've got Sixth Avenue MRT on the Downtown Line within walking distance. By 2032, the Cross Island Line's Turf City Station and the DTL-CRL interchange at King Albert Park are expected to add another layer of connectivity. In my experience, dual-MRT accessibility is one of the most reliable long-term value anchors in Singapore residential property. Getting in before that 2032 narrative fully prices in is where the opportunity sits.

If you're an overseas buyer or permanent resident thinking about CCR, this precinct ticks several boxes that international families prioritise. The school belt here is exceptional, with Methodist Girls' School, Raffles Girls' Primary, Nanyang Girls' High, Hwa Chong Institution and National Junior College all within the catchment area. Proximity to the Swiss Club enclave and the Good Class Bungalow belt adds to the established neighbourhood character. This is not a fringe location being sold as premium. It is genuinely premium.

The Bottom Line

The Dunearn Road GLS result at S$1,625 psf ppr is more than a headline. It's a data point that tells you developer confidence in the Bukit Timah Turf City precinct is real, the CCR recovery has legs, and the window to enter before launch pricing reflects all of this is narrowing.
