A $22 million strata office deal at Suntec Tower One just hit the market, and it's telling us something clear: the CBD office game has shifted. We're not seeing distressed prices or desperate sellers anymore. What we're seeing is smart investors betting on structural scarcity, premium locations, and rental growth that's actually real. If you're considering strata office as an investment or curious about what's happening in Singapore's office market, here's what you need to know.

The Numbers Are Compelling Right Now

Let me walk you through what's happening on the ground. Core CBD rents just hit $12.40 per square foot per month, which is a 17-year high. That's not a one-quarter blip either. We're looking at five consecutive quarters of rental growth, and it's accelerating. Vacancy in the CBD has compressed to 3.3%, the tightest we've seen.

The two units at Suntec Tower One are priced at approximately $585 per square foot, which works out to a gross yield of around 25.4% if we apply current peak rental rates. Now, that's before maintenance fees and property tax, which typically eat into 15-25% of your gross rental income. But even accounting for that, the math still stacks up for income investors. This isn't pie-in-the-sky thinking. It's based on actual rental transactions happening right now in Raffles Place, Marina Bay, and Tanjong Pagar.

Limited Supply Is The Real Story

Here's what I'm seeing that makes this market different. Shaw Towers is literally the only major office completion scheduled for 2026. If you're looking at large, contiguous floor plates above 20,000 square feet in the Core CBD, good luck. They're scarce. Office completions for 2026 and 2027 are forecast to be at their lowest in three years.

What does that mean for you as a buyer or investor? It means buildings like Suntec Tower One aren't competing with a wave of new supply. Tenants need space. They're not waiting around for something shiny and new to appear. They're looking at existing Grade A buildings in prime locations, and they're willing to pay for the privilege. Occupancy rates at 94.7% show that demand is real and sustained, not temporary.

Strata office transactions jumped 7.3% year-on-year from 2024 to 2025, with investors increasingly targeting these flexible ownership structures. Why? Because whole-building acquisitions require deep pockets and long holding horizons. Strata offices give you the same income upside with a more manageable investment quantum. You're not betting the farm.

Who's Actually Buying, And Why

I've been watching occupiers closely, and there's a clear pattern emerging. Professional services firms, commercial banks, wealth management houses, and insurance companies are consolidating in premium locations. There's also genuine interest from AI-related businesses looking to establish Singapore hubs. These aren't price-sensitive tenants. They're looking for the right address, the right building specifications, and sustainability credentials that help them attract talent.

This is a flight-to-quality narrative, and it's structural, not cyclical. When tenants get picky about building quality and location, landlords in premium assets win. When occupancy hits 94.7%, you've got almost no vacancy risk. That's the type of fundamentals that support rental growth and capital stability.

Geopolitical headwinds exist, sure. The Middle East situation, macroeconomic volatility, all of that is real. But Singapore's safe-haven status keeps working in our favor. International firms want offices in stable jurisdictions with rule of law and political predictability. We've got all three, and our office buildings reflect that premium.

What The Rental Growth Outlook Tells Us

Analysts are forecasting 4-5% year-on-year rental growth for Grade A Core CBD offices by the end of 2026. That's not aggressive. That's conservative based on what we're seeing right now. Limited new supply, strong occupier demand, and near-zero vacancy mean rents should stay well-supported through the year and beyond.

Think about what this means over a five-year holding period. If you pick up a strata office yielding around 20% gross today, and rents grow at 4-5% annually, you're looking at both steady income and capital appreciation from the scarcity premium embedded in these assets. That's the real investment case here. It's not speculation. It's income with upside.

What This Means For You

The Suntec Tower One deal isn't anomalous. It's a signal that investors are reading the same market signals I'm reading: strong rental demand, minimal new supply, occupancy above 94%, and rental growth on the horizon. If you've been sitting on the sidelines waiting for a better entry point, I'd encourage you to rethink that timeline. The numbers today are compelling, and the supply situation is only getting tighter.
