New Launch Guide - October 2026

Thomson Reserve Launch Guide:
Preview, Ballot and Booking Day

By Keith Tan Boon Kee | ERA Realty Network | 1 October 2026 | 8-min read

Thomson Reserve opens for preview on Saturday 17 October 2026. If you are considering it, the next few weeks follow a set order: preview and register interest (17 to 27 October), ballot (29 October), priority day (30 October), then booking day (31 October). This guide walks through each stage, what to prepare, and which facts are confirmed today versus still to be announced.

I have kept to official and public sources: the developer's project information, the official floor plans, OneMap and URA-linked data. Where something is not yet confirmed, I say so.

Stage 1: Preview

Preview is for looking, asking and shortlisting. It is not buying day. You visit the showflat, study the layouts and work out which homes fit your budget and plans.

Three things worth checking in the showflat:

Before you go, browse the 41 official floor plans so you arrive with a short list of layouts rather than starting from zero.

Stage 2: Register interest

During the preview window you register interest with the developer's sales team. To enter the ballot, you submit a cheque for the 5% booking fee together with your registration. The cheque is only used if you successfully book a unit on booking day. Registration is expected to close around 27 to 28 October, and it may be extended, so check the exact closing date and time with the sales team.

Have your cheque and documents ready before you register. The cheque is only used if you book a unit, but it must be submitted to take part. Ask the sales team who it should be made out to.

Stage 3: Ballot (29 October) and priority day (30 October)

On ballot day, registered buyers get a ballot queue number. Your number decides your turn on booking day. A good number helps, but the homes you want may still be taken by the time your turn comes, which is why a shortlist with backups matters.

Priority day on 30 October is for specific buyer groups set by the developer, such as multiple-unit buyers. Ask the sales team whether it applies to you.

Stage 4: Booking day (31 October)

On booking day, buyers are called in ballot order to choose a unit from what is still available. This is when the official prices apply. The 5% booking fee is the cheque you submitted with your registration, and it is used only when you successfully book a unit. Confirm the exact amount with the sales team beforehand.

Go in with a Plan A, Plan B and Plan C, ideally in different layouts or stacks. If your first choice is gone, you can move quickly instead of deciding under pressure.

Your readiness checklist

  1. Get your loan position clear. Start your In-Principle Approval (IPA) early so you know your real budget.
  2. Check whether ABSD applies to you, and how it changes your cash needs.
  3. Decide whose names the purchase will be in. Sole or joint names affect ABSD and loan eligibility.
  4. Prepare your cheque for the 5% booking fee, needed with your registration to enter the ballot. It is only used if you book a unit.
  5. Prepare identity documents for every buyer, such as NRIC or passport.
  6. Shortlist three units across at least two layouts.

Who Thomson Reserve may not suit

An honest list, so you can decide before spending an afternoon at the showflat:

Location: what is near the six blocks

I measured straight-line distances from each of the six blocks using OneMap on 1 October 2026. These are not walking routes, so actual walks are longer, and the block you choose makes a difference.

PlaceStraight line from the six blocks
Upper Thomson MRT (TE8), nearest exitAbout 90m to 360m (blocks 5 and 7 are furthest)
Thomson PlazaAbout 190m to 390m
Bright Hill MRT (TE7), one stop awayAbout 720m to 800m
Bishan-Ang Mo Kio ParkAbout 1.1km
MacRitchie Reservoir ParkAbout 1.7km to 1.9km

Schools: Ai Tong within 1km

Using OneMap's School Query (checked 29 September 2026, SLA data as of June 2026), all six blocks fall within 1km of Ai Tong School. OneMap is a guide and MOE's records decide, and being within 1km is one factor in Primary 1 registration, not a guaranteed place. Read the block-by-block school check for details.

Nearby supply

LandLens data (20 September 2026) counts about 1,823 private homes within 500m of the site. If you may sell or rent out later, these homes are your competition. The count does not show their age, size or price, which decide how direct that competition is, so treat it as a starting point.

Living in or renting out?

Decide this before you choose a stack, because it changes what you check. If you will live in it, think about your family in five years, your daily commute and your school plans. If you will rent it out, start with your likely tenant and the layouts they want. If it is both, pick a layout that works for you now and is easy to rent later; regular shapes are usually easier to furnish and let.

Questions to ask the sales team

  1. When exactly does registration close, and has it been extended?
  2. Who should the 5% cheque be made out to?
  3. Does priority day on 30 October apply to me?
  4. How many units share the layout I like?
  5. Which items in the showflat are not included in the actual unit?

The question is not "is Thomson Reserve a good launch?"
The question is: does a specific unit here fit my budget, my timeline and my plans,
better than my alternatives?

Want help with your shortlist?

Tell me your budget range, family size and whether you plan to live in or rent out, and I will suggest the layouts and stacks to look at first, plus a Plan B and C.
