Singapore Property Rental Yield Guide 2026: How to Calculate and Maximize Returns

By Keith Tan Boon Kee | January 2026

If you're buying property for investment, rental yield is a crucial metric. This guide explains how to calculate rental yield, what's considered good in Singapore, and how to maximize your returns.

What is Rental Yield?

Rental yield measures the annual return you get from renting out your property, expressed as a percentage of the property's value.

Gross Rental Yield Formula

Gross Yield = (Annual Rental Income / Property Price) × 100

Example:

  • Property price: $1,500,000
  • Monthly rent: $4,500
  • Annual rent: $54,000
  • Gross yield: ($54,000 / $1,500,000) × 100 =3.6%
  • Net Rental Yield Formula

    Net yield accounts for expenses:

Net Yield = [(Annual Rent - Annual Expenses) / Property Price] × 100

    Typical Annual Expenses:

  • Maintenance fees: $4,000 - $8,000
  • Property tax: $1,000 - $5,000
  • Agent fees (if using): 1 month rent
  • Repairs/maintenance: $1,000 - $3,000
  • Vacancy allowance: 1 month rent
  • Example:

  • Annual rent: $54,000
  • Less expenses: $12,000
  • Net rent: $42,000
  • Net yield: ($42,000 / $1,500,000) × 100 =2.8%

In Singapore's context, 3% gross yield isaverage. Here's how to think about it:

    Compare to:

  • Fixed deposit: ~3.0 - 3.5%
  • Singapore Savings Bonds: ~3.0%
  • REITs: 5-7% dividend yield

  • Capital appreciation potential
  • Leverage (mortgage magnifies returns)

    Why the Difference?

  • Suburban districts:Lower property prices, steady rental demand from families
  • Prime districts:Higher property prices, rental doesn't scale proportionally
  • Factors That Affect Rental Yield

    1. Property Price

Lower purchase price = higher yield (assuming similar rent)

Strategy:Look for undervalued properties in good rental locations

    2. Location

    Proximity to:

  • MRT stations (within 500m premium)
  • Business districts
  • Schools (for family tenants)
  • Hospitals (for medical staff)
  • 3. Unit Size
