Over 8,000 visitors attended the Rivelle Tampines EC sales gallery during the three-day preview weekend of 6 to 8 March 2026. Sales booking opened on 21 March. This level of traffic for a 572-unit development - roughly 14 visitors per unit over three days - is a meaningful indicator of where buyer sentiment sits for ECs in the east in 2026.

Why the Turnout Was So Strong

Three factors drove the preview crowd. First, Rivelle is the follow-up to Aurelle of Tampines - also developed by Sim Lian - which sold out completely within a month of its March 2025 launch. Buyers who missed Aurelle were actively looking for the next opportunity, and Rivelle was the natural successor in the same area from the same developer.

Second, the supply of new EC launches in the East is genuinely limited in 2026. With only Rivelle and Coastal Cabana (Pasir Ris) as EC options in the east this year, buyers who want to stay in the east have a narrow window. The next east EC launch after these is not yet announced, and with EC prices having risen over 50% since 2021, waiting risks a higher entry price at the next cycle.

Third, an estimated 6,200 HDB flats in Tampines are reaching their Minimum Occupation Period between 2024 and 2026. This creates a substantial ready pool of upgraders who have equity from their HDB, are eligible to purchase private or EC housing, and are actively looking for the right opportunity.

What Strong Preview Demand Means Practically

EC launches use an e-application and balloting system - buyers who apply during the e-application period (which ran from 6 to 16 March) are entered into a ballot for the right to book a unit in the order they are drawn. High application numbers relative to units available mean some applicants will not get their first-choice unit type, and some may not get a unit at all in the first booking exercise.

The practical implication: if you have not already e-applied, the first balloting round has likely concluded. Depending on remaining availability after the initial booking, additional units may be released. Contact Keith to check current availability and whether late applications are still being accepted.

What Buyers Should Know About EC Eligibility

ECs are only available to Singapore Citizen households. Key eligibility conditions for Rivelle include a monthly household income ceiling of $16,000, at least one applicant being a Singapore Citizen, and the applicant not having received two or more housing grants previously (for second-timers, a 30% allocation restriction applies at initial launch).

First-time eligible buyers can receive a CPF housing grant of up to $30,000 for Rivelle. The Normal Payment Scheme and Deferred Payment Scheme are both available - DPS allows buyers to defer most of their payment until TOP, reducing the cash outflow during construction.

The Case For Acting Now Rather Than Waiting

EC prices in Tampines have moved consistently upward: from $1,176 psf in 2021 to $1,387 psf in 2022 to $1,768 psf in 2025 and now approximately $1,798 psf at Rivelle. There is no guarantee the next EC launch will be cheaper. If your household meets the eligibility criteria and Tampines suits your lifestyle and commute requirements, the financial case for acting at the current price point rather than waiting for a hypothetical future launch at a potentially higher price is strong.
