If you've been watching the landed market from the sidelines, wondering whether prices have already run too far, here's what I want you to understand. The boutique freehold landed segment isn't cooling. It's compressing. Supply is tightening, upgrader demand keeps building from below, and new collections from developers like Sevens Group are landing into a market that genuinely doesn't have enough of this product to go around.

What the Numbers Are Telling Us

Detached home prices crossed $2,000 psf on land for the first time in 1Q2026, averaging around $2,069 psf land, up close to 16% in a single quarter. That's not a gradual drift upwards. That's a repricing event, and it's being led by freehold and 999-year tenure stock in central and city-fringe locations.

Inter-terrace homes in good east-side freehold addresses are already transacting in the $2,100 to $2,600 psf land range, with quantums starting around $4.5 million for a mid-sized plot. For a boutique new rebuild with a modern layout, a lift, and a 5 to 6 bedroom configuration, you're looking at quantums from roughly $4 million to $8 million depending on land size and configuration. These aren't wild numbers. They're consistent with where the broader market is right now.

Here's what makes this particularly interesting. New mass-market condos in the OCR are now selling at median unit PSFs above $2,500. That means the gap between what you pay per square foot for a new condo unit and what you pay per square foot of land for a terrace house has narrowed materially. The landed premium, measured in PSF terms, is smaller than it's been in years.

My Take On This

In my view, most buyers still think of landed as a completely different league. Something aspirational and distant. But what I'm seeing on the ground tells a different story. The relative value case for freehold landed is actually strengthening, not weakening, even as absolute prices rise.

Here's the thing most people miss. Landed supply is structurally constrained in a way that condo supply simply isn't. The government isn't releasing new landed plots through the Government Land Sales programme. The zoning is locked in. The total landed stock sits at roughly 5 to 6 percent of all private housing in Singapore, and that percentage isn't going up. When developers like Sevens Group bring a boutique collection to market, they're not adding to some large pipeline. They're offering a genuinely scarce product in a market that keeps generating new wealth and new upgraders year after year.

In 25 years I've watched this pattern before. When both scarcity and upgrader demand align at the same time, prices don't correct easily. They consolidate at the new level and then move higher again. I think buyers who are waiting for a meaningful pullback in quality freehold landed are likely to be disappointed.

What This Means For You

If you're an HDB upgrader thinking about making the jump directly to landed, I have to be honest with you. At $4.5 million to $5 million and above for even an intermediate terrace, the affordability math is challenging for most households under MAS's Total Debt Servicing Ratio rules. Unless you have a very high combined income or significant equity from a business or an earlier property sale, the more realistic path is the two-step upgrade: HDB to private condo first, build your capital base, then move to landed. Don't stretch yourself dangerously thin chasing a quantum that leaves you exposed if rates stay elevated.

If you already own a private condo and you've been building equity over the last few years, this is genuinely the segment to be looking at seriously. Landed doesn't offer the rental yields that condo does, typically 2 to 2.5 percent gross versus 3 to 3.5 percent for mass-market condo. But that's not the point of owning landed. The point is land-backed capital growth, scarcity value, and the kind of multi-generational asset that holds through cycles. If your financial position is strong and your horizon is long, freehold landed makes a compelling case right now.

If you're a permanent resident or a high-net-worth buyer looking at Singapore as a long-duration wealth preservation play, freehold landed is one of the clearest expressions of that thesis available in this market. The land tenure, the structural supply constraint, and the consistent demand from successful locals and professionals make this a category that deserves a serious look, especially while boutique new collections are still coming to market at sensible sizes and configurations rather than mega-developments.

The Bottom Line

Landed home prices in Singapore have crossed a meaningful threshold, and the supply conditions that pushed them here aren't going away. Boutique freehold collections from developers like Sevens Group represent one of the few ways to access this market with a modern product at current benchmark pricing, and that window doesn't stay open indefinitely as land costs keep rising.
