September launches offer buyers choice between calm estates and vibrant hubs

If you've been watching Singapore's property market and wondering whether the western corridor or the Holland Village enclave deserves your serious attention right now, September and beyond is giving you a very clear answer. Two launches, two completely different propositions, and both telling us something important about where this market is heading.

What the Numbers Are Telling Us

Skye at Holland launched its VVIP Preview from 26 September 2025 and hit the market in a way few expected, even for a CCR project. According to developer announcements and data tracked by 99.co and ERA Singapore, 658 out of 666 units sold over its launch weekend of 11 and 12 October, representing a 99% sell-through rate at an average price of S$2,953 psf. Starting prices for two-bedroom units began at S$1.51 million, making it the first major residential launch in Holland Village in five years.

The project sits at 2 and 6 Holland Village Way in District 10, developed by a four-party consortium comprising CapitaLand, UOL Group, SingLand, and Kheng Leong. The consortium secured the 99-year leasehold site for S$805.4 million, translating to S$1,285 psf per plot ratio, according to the developers. Two 40-storey towers will house 666 units ranging from two to five bedrooms, with no studio or one-bedroom formats offered.

On the other side of the island, City Developments Limited (CDL) won the Lakeside Drive GLS tender in April 2025 with a bid of approximately S$608 million (S$1,132 psf ppr), as reported by EdgeProp. The resulting development, Lucerne Grand, will sit directly next to Lakeside MRT station with 575 residential units and commercial space capped at 10,764 sq ft. PropNex head of research Wong Siew Ying projected an average selling price of around S$2,400 psf at the time of the land bid stage, with industry estimates placing the eventual launch range at S$2,400 to S$2,600 psf. An official launch is expected in late Q3 or Q4 of 2026.

My Take On This

In my view, the Skye at Holland result wasn't a surprise. It was confirmation. In 25 years I've watched this pattern before: when an established, amenity-rich neighbourhood goes five years without a major new launch, pent-up demand accumulates silently. The moment quality supply arrives from credible developers, it gets absorbed fast. What I didn't expect was 99% in a single weekend at nearly S$3,000 psf. That's a statement about genuine owner-occupier demand, not speculative heat.

Here's the thing most people miss about Skye at Holland. The consortium's decision to exclude studios and one-bedrooms isn't just a product choice. It's a signal. They're not chasing rental yield investors or short-term flippers. They're going after families, upgraders, and long-term residents who want to live in one of Singapore's most coveted addresses. With 60% ABSD effectively shutting out foreign buyers and 20% ABSD weighing on second-property purchases, the fact that this project still moved near-completely tells you the buyer pool was overwhelmingly Singapore Citizens buying to stay.

What I'm seeing on the ground with Lucerne Grand is a different but equally compelling story. This is about the Jurong Lake District (JLD) transformation, and I think a lot of buyers underestimate how significant MRT-direct positioning will become as that second CBD develops. CDL doesn't bid S$608 million on a site without strong conviction. The question isn't whether JLD will grow. The question is whether you're willing to hold through a 10 to 20 year transformation window. If you are, Lucerne Grand's case is solid. If you're not, be honest with yourself before committing at an estimated S$2,400 psf in District 22.

What This Means For You

If you're an HDB upgrader eyeing Skye at Holland, do the full math before you get excited about the S$1.51 million entry point. As a Singapore Citizen buying a second property, ABSD alone adds S$302,000 on that two-bedder, pushing your effective outlay to roughly S$1.81 million before legal fees and BSD. Run the Total Debt Servicing Ratio (TDSR) numbers carefully at current interest rates of around 3.5% to 4.0%. This project is genuinely CCR quality and I respect the value proposition, but it's not an impulse decision at this quantum.

For private condo investors, both projects are primarily capital appreciation plays rather than income vehicles. Gross rental yields in District 10 at S$2,953 psf average typically run around 2.0% to 2.5%, and similar thin yields apply to Lucerne Grand's estimated pricing in District 22, though MRT-direct access could attract corporate tenants from Jurong business clusters. If you're looking for yield, neither of these is your instrument. If you're buying for long-term value growth in an undersupplied corridor, both carry defensible theses. Skye at Holland's GCB-adjacent positioning in D10 historically provides downside protection during market corrections. Lucerne Grand's upside is tied to JLD's timeline, which is a longer bet.

For existing resale sellers in the Holland Village and Buona Vista corridor, I'll be direct: you have a narrowing window. Skye at Holland's near sell-out will reset price reference points upward, but new full-facility stock also makes older resale units comparatively less competitive on product quality. In the Lakeside and Jurong West belt, you actually have more runway, with Lucerne Grand not launching until late 2026 at the earliest. That's your transactional window to move at current resale prices before new launch supply recalibrates buyer expectations in that sub-market.

The Bottom Line

Two launches, two fundamentally different value propositions: Skye at Holland delivers CCR prestige and immediate neighbourhood depth in a supply-starved corridor, while Lucerne Grand is a longer-horizon bet on Singapore's most significant urban transformation outside the city centre. Neither is a bad choice if your profile matches the product, but both reward buyers who go in clear-eyed about what they're buying and why. If you're trying to figure out which one, if either, fits your timeline and financial position, let's have that conversation properly before you commit.
