Seaside Residences just hit $2,734 psf. That's a new high for the River Valley pocket, and it tells you something real about where the RCR market is heading right now. With overall private sales down 40% quarter-on-quarter in Q1 but premium locations holding firm, you need to understand what's happening beneath the surface if you're thinking about buying, selling, or upgrading.

Why Premium Pockets Aren't Cracking (While Everything Else Softens)

Here's what I'm seeing on the ground: established locations like River Valley, Harbourfront, and similar RCR addresses are holding their value because people want three things that don't go out of fashion. Location, MRT access, and maturity. When the market gets uncertain, investors and upgraders don't scatter to every corner. They cluster around the stuff that's proven.

The data backs this up. Overall private home prices grew just 0.3% quarter-on-quarter in Q1, the slowest in six quarters. But launches in premium pockets still saw around 72% take-up, which is healthy. Meanwhile, landed prices actually fell 1.8% in the same quarter. What that tells me is that the market isn't broken. It's just getting picky about where it's willing to pay up.

Seaside Residences hitting $2,734 psf isn't random. It's the market saying, "We know what we want, and we're prepared to pay for it." The risk here, which I think is real, is that some RCR prices may have peaked. I'm watching Q1 final data closely to see if this holds or if we see some repricing as the year settles.

The HDB Upgrader Sweet Spot Is Opening Up

If you're coming from HDB and eyeing a private upgrade, listen carefully. HDB resale prices fell 0.1% in Q1, the first decline in about seven years. That doesn't sound like much, but it's significant because it makes your HDB feel slightly more liquid when you're ready to move. More than 13,000 HDB flats are hitting Minimum Occupancy Period this year, roughly double last year's count, which means the upgrader pipeline is real and hungry.

The entry point to private living is genuinely improving relative to HDB resale values. But here's the reality: overall private sales are down 40% quarter-on-quarter, and new private sales specifically fell 60%. That means fewer launches and fewer options hitting the market right now. If you're an upgrader, you need to be ready to move quickly when something decent comes up in your budget range. Waiting won't hurt you on price, but the choice might hurt you on availability.

My advice? Start viewing now, even if you're not selling your HDB tomorrow. Get a feel for what $2 million, $2.5 million, or $3 million actually buys you in a mature RCR location versus what you could get in the OCR suburbs. The gap is real, and it's worth understanding before you commit.

Suburban Launches Still Offer Better Value, But Supply Is Tightening

While RCR is holding strong, suburban pockets in the OCR are still seeing solid demand for one reason: price per square foot. If you're buying for yield or looking for breathing room in your budget, the suburbs deliver. Land costs have been climbing steadily, up an average 5.5% annually since 2019, which eventually feeds into launch prices everywhere. But the suburban projects are still cheaper on a psf basis, and they're moving.

The catch is supply. In 2025, we saw new private launches reach 11,482 units, a 72% jump year-on-year, but sales tracked at nearly 94% of launches. That's a tight margin. It means developers aren't oversupplying the market. For suburban buyers, this is good for price stability but means competition for units. The forecasts I'm tracking suggest we'll see 8,500 to 9,500 new sales in 2026, which is below last year's pace. If you want suburban, don't sit on decisions.

One more thing on this. Interest rates have been hovering around 3% and seem stable for now. But parental aid and external wealth sources, like crypto and equities, have been propping up demand. If either of those shifts, the softer sales volumes we're seeing could get softer still. Buy with that in mind.

What The Broader Market Is Telling Us

Q1 is always a transition quarter, but this one feels like it's telling us something. Prices are up 0.3%, which is growth, but it's the slowest we've seen in half a year. Geopolitical caution is creeping into conversations. New launch volumes are coming, but fewer units are hitting the market than last year. And HDB resale, which I watch as a barometer for first-time upgraders, is actually declining for the first time in ages.

The forecasts from analysts I respect range from 1% to 4% price growth for 2026, depending on whether you're looking at all homes or just new launches. My read is that we're stabilising around 2-3% growth this year, with stronger momentum possible in 2027 once high-cost GLS land converts to launches. Long-term demand is solid. Immigration policy is supporting population growth at around 25,000 to 30,000 new citizens plus 40,000 PR renewals annually over the next five years. That's real demand underneath everything else.

What This Means For You

Seaside Residences at $2,734 psf is a data point, not a sign of a runaway market. It's a reflection of how premium locations filter out uncertainty by proving their worth. The real story is that the market is working as designed. Uncertainty is slowing sales volumes, but fundamentals remain intact. Supply is tight, demand is real, and prices are stable.

Where should you be looking? That depends on your timeline and budget. But whatever you decide, make the move with eyes open to what the data is actually saying, not what emotion is telling you.
