Pinery Residences just sold 544 out of 588 units over a single launch weekend in Tampines, hitting 92.5% take-up at an average of S$2,546 per square foot. That's not just a strong launch. That's the market telling us something important about where upgraders are heading and what they're willing to pay right now.
What's catching my attention isn't just the speed of the sales. It's what sold out first, what's left, and why this matters for anyone sitting on an HDB flat or thinking about their next move in the East.
Every 2-bedroom unit at Pinery is gone. The 3-bedroom stock is nearly wiped out. Even the 4-bedrooms vanished. That unit mix tells me exactly who's buying here, and it's not what some people think it is.
These are HDB upgraders. Young families who've hit the 5-year mark on their flat, hit their MOP, and are now ready to move up. In Tampines alone, there are 2,133 HDB flats hitting Minimum Occupation Period this year. That's not a small number. That's a wave of upgrader demand, and Pinery just caught the crest of it.
The 2 and 3-bedroom sweet spot makes sense. These are the units that replace a resale HDB 4-room or 5-room flat. Buyers upgrading from HDB aren't looking for penthouses. They're looking for space, modern amenities, and a proper escalator move up. Pinery gave them that at S$2,546 psf on average, and they took it.
Only 44 units left out of 588. That's 7.5% of the project still available, and here's what I'm thinking. Those units will not sit at the launch price point for long.
When you've sold 92.5% of a residential project in one weekend, and the buyer profile is 80% owner-occupiers with clear upgrade intent, the remaining stock becomes premium inventory. Developers typically hold back the less-desirable units, the odd layouts, the units without the best views or corner positioning. The market's already shown its hand on pricing. The developer has no reason to discount.
If you're still deciding on Pinery or watching the East market, understand this. The window for launch-priced entry is effectively closed. Any purchase from the remaining stock will likely command a premium over that S$2,546 psf average.
This is the third major launch in 2026 with over 90% take-up. Parktown Residences in Tampines, also launched recently, hit 94% take-up at S$2,368 psf. Rivelle Tampines, an EC project, had its own strong demand. The East isn't having a moment. The East is being upgraded by the market, systematically.
There's supply discipline here too. There are no other launch-ready projects in the East coming up soon. Pinery is in an integrated development with a 121,600 square foot mall anchored by a major retailer, sitting right above Tampines West MRT. That's not just a residential project. That's infrastructure. That's a regional hub.
Add to that the spillover effect. Buyers who missed the Rivelle Tampines EC launch, or who earn above the EC income ceiling, are now moving into private developments like Pinery. The supply constraint at the EC level is pushing cash buyers and upgraders into the private market. And they're showing up.
Let me be direct about this. 2,133 Tampines and Bedok flats hitting MOP in 2026 is not a number to ignore. That's not every upgrader in Singapore. That's just the East. That's just this year. These are families who have owned their HDB for five years, built equity, and are now ready to upgrade.
Historically, about 70 to 80 percent of HDB upgraders move into the private condo market. Some move into ECs. Most move into projects exactly like Pinery. Location-established, MRT-linked, familiar estate, good schools nearby, proper infrastructure. They're not chasing trends. They're making a logical next step.
What I'm seeing on the ground is that this upgrader pool is hungry and they have conviction. The geopolitical noise hasn't stopped them. Financing rates haven't stopped them. They came to Pinery with a clear intent to buy, and they did.
If you're an HDB upgrader sitting on a Tampines or Bedok flat and thinking about your next move, here's the reality. The window for entry-level pricing in quality private developments is closing. Pinery showed that the market will absorb new supply quickly when it's in the right location, the right price point, and the right estate. By the time a project is down to its last 7.5%, you're no longer buying at launch. You're buying at a premium.
Your move needs to happen sooner rather than later if you want to capture a fair entry price. The momentum is real. The demand is real. The scarcity is real.
The East is where HDB upgraders are moving. Tampines is where developers are building. Projects like Pinery are where the market is showing up. The data is clear. The direction is clear. The only question is whether you're moving with it or waiting for prices to come down.
They won't.
