The Monetary Authority of Singapore kept its exchange-rate policy settings unchanged on 14 October 2026. For property buyers and owners, the key distinction is between that policy decision and the terms of an individual home loan.
MAS maintained the rate at which its Singapore dollar nominal effective exchange rate policy band appreciates. It also left the band's width and centre unchanged. This is the S$NEER band, which concerns the Singapore dollar against a basket of currencies.
The decision describes the exchange-rate policy stance. It should not be read as a new quoted mortgage rate or a promise about future instalments.
MAS's framework explanation says Singapore conducts monetary policy through the exchange rate. Domestic interest rates are largely shaped by global interest rates and expectations about the Singapore dollar.
That distinction matters when reading headlines. An unchanged policy band does not, by itself, establish that a particular bank will change a loan offer or leave it untouched. This article makes no forecast for SORA, mortgage rates or home prices.
Before revising a property budget, identify the loan package and the documents that govern it. Ask the lender to confirm the applicable rate, any benchmark and spread, the next repricing or reset date, and any lock-in or early-repayment terms.
For comparisons, use the same loan amount and tenure, record when each written quote was issued, and distinguish a lender's confirmed offer from an illustrative calculation. If a detail is missing, leave it unresolved until the lender confirms it.
This is a general document-checking checklist, not a recommendation to borrow, refinance or choose a particular package.
The policy decision and statement are dated 14 October 2026. The official statement and MAS framework explanation were checked on 15 October 2026. Both references are linked below. The framework provides background; the dated statement establishes the current decision.
