The Marina Gardens Lane government land tender closed on 15 October 2026 with one bid of S$450.1 million from EL Development Pte Ltd. The tender closing is a new milestone, but it is not a confirmed land sale.
URA's bid annex lists a 6,007.4 sq m parcel with a maximum permissible gross floor area of 33,642 sq m. The allowable development is residential with commercial use at the first storey, and the lease period is 99 years.
The tender was launched on 13 August 2026. Its closing annex contains one ranked submission, with a tendered sale price of S$450,100,000. These are bid and site particulars, rather than an announced selling price for future homes.
URA's 15 October announcement explicitly separates tender closing from tender award. It says the award decision will follow evaluation of the bid and will be publicised later.
For now, describing EL Development as having bought or secured this parcel would go beyond that official announcement. This article does not assume acceptance, a launch date or future apartment prices.
Keep the tender announcement separate from any eventual project brochure. Before adding a future development to a purchase shortlist, look for an official award announcement and then confirmed project information from the appointed developer.
A useful checklist is the exact parcel, developer, tenure, unit mix, sale launch timing and written price list. For a particular unit, check the floor area, layout, facing and what is included. Record which details are confirmed and which remain provisional.
These are general verification steps. A land bid alone does not establish an individual home's value or affordability, and this report makes no price or investment-return forecast.
The tender closed and URA published its announcement on 15 October 2026. The announcement and its complete bid annex were checked on 16 October 2026. Both official references are linked below.
