The tender for a residential site at Lorong Puntong, near Bright Hill MRT, closed on 15 September 2026. Seven bids were submitted. I want to be precise about what this notice actually says, because tender closing and tender award are two different things.
URA's 15 September notice reports that the tender has closed. It does not announce an award. This article explains that dated notice; it does not make a claim about subsequent award announcements.
Based on the figures in URA's annex, the top bid came from Eco World Development (S) Pte. Ltd., at S$208,099,000. The second bid, a joint submission from Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd., came in at S$187,330,000. The site spans 4,283.4 sqm, with a maximum gross floor area of 11,994 sqm on a 99 year lease. URA's earlier notice, from 25 June 2026, mentioned a potential yield of about 140 homes.
Here is the distinction I think matters most: a top bid is not the same as an awarded developer, and a land bid is not a launch price. If I were assessing this site as a buyer down the road, I would not treat this bid amount as a preview of unit pricing. Land cost is one input among several that a developer considers, but it does not by itself determine what units will eventually sell for. When actual unit prices and terms are released, I would compare those directly rather than working backward from a land bid.
The cited notices support the bid figures and site parameters above. Any later award or launch details should be checked against their own dated announcements.
