Hoi Hup Realty tops three bids for Miltonia Close EC site next to Orchid Country Club - The Edge Singapore

If you've been watching the EC market from the sidelines, wondering whether prices are going to come down before you make your move, this week's tender result in Yishun should tell you something important. The developers who know this market best just put serious money on the table, and the numbers they're betting on are worth paying close attention to.

What the Numbers Are Telling Us

On 14 April 2026, Hoi Hup Realty won the Miltonia Close EC tender with a bid of S$340.85 million, translating to S$732 per square foot per plot ratio. Three developers competed for the site, and Hoi Hup came in 9.2% above the second bidder. That's not a marginal win. That's a developer saying they see something others are undervaluing.

The site sits in Yishun, next to Orchid Country Club, with unblocked views over Lower Seletar Reservoir. It's a 99-year leasehold plot that will yield somewhere between 430 and 450 homes across 18 to 20 storey blocks. Projected launch prices are estimated between S$1,570 and S$1,800 psf, which is meaningfully higher than the S$1,401 psf median that The Criterion, a nearby EC, is transacting at right now.

Context matters here. This is the fifth and final EC site on the 2025 Government Land Sales Confirmed List, and it marks EC supply returning to Yishun after nearly a decade. The previous northern EC benchmark was set at S$794 psf ppr by the Woodlands Drive 17 site. Miltonia Close came in at S$732 psf ppr, about 7.8% below that, despite a location many would consider equally compelling.

My Take On This

In my view, the story here isn't just about one EC site in Yishun. It's about what's building up quietly in the North over the next few years. Between 2020 and 2027, over 11,000 flats in the surrounding towns will hit their Minimum Occupation Period. That's a massive wave of upgrader liquidity looking for a home, and this EC is sitting right in its path.

Here's the thing most people miss when they look at land bid numbers. That 9.2% spread between Hoi Hup and the second bidder tells me this site has a quality that not every developer could fully price in. When you see one bidder take such a decisive leap above the pack, it usually means they have a specific thesis about that location. In this case, I think it's the Orchid Country Club angle. The URA 2025 Master Plan has already flagged that the OCC site will be rezoned for residential use when its lease expires in 2030. Whoever buys into Miltonia Close EC now is effectively getting in before that precinct transformation plays out.

What I'm seeing on the ground is that upgraders in the North are not particularly fazed by MRT distance the way buyers in the Core Central Region are. They care about schools, greenery, community, and whether the home feels liveable for a family. Miltonia Close, with reservoir views and nature surroundings, ticks those boxes. The distance from Khatib MRT is a valid observation, but I don't think it's the dealbreaker some analysts suggest for this particular buyer profile.

What This Means For You

If you're an HDB upgrader in Yishun, Sembawang, or Woodlands, and your flat is approaching or has already crossed its five-year MOP, pay close attention to when this project launches. At an estimated S$1,570 to S$1,800 psf, you'll want to do your sums carefully against your existing HDB proceeds and savings. Entry-level pricing at launch will matter a lot, and earlier units in a new EC typically carry better value than what's left at the tail end of a sales exercise.

If you're an investor thinking about ECs as an asset class, be clear-eyed about the mechanics. ECs come with a five-year MOP before you can sell on the open market, and full privatisation only kicks in at the ten-year mark. The upside case here rests on strong upgrader demand sustaining resale values after MOP. With 11,000-plus flats reaching MOP in the surrounding towns over the next few years, that demand story is real. But don't go in expecting short-term flips. This is a medium to long-term play.

If you're a private condo owner or investor watching the North, the bigger signal is the Orchid Country Club rezoning in 2030. That transformation will reshape this precinct significantly. Projects already established in the area before that happens will likely benefit from the uplift in neighbourhood identity and amenity. Think of it the way early buyers in Punggol or Tengah got ahead of the infrastructure curve before those towns fully took shape.

The Bottom Line

Hoi Hup's decisive win at Miltonia Close is a strong vote of confidence in the North's EC market and in the longer-term transformation of the Yishun-Orchid Country Club precinct. If you're an HDB upgrader in the North with MOP coming up, watch this launch closely and start preparing your finances now, not after the showflat opens.
