Yishun just saw its highest EC land price on record. Hoi Hup Realty's top bid of S$732 psf ppr for the Miltonia Close site is a signal that the upgrader market here is real and active. Here's what that means if you're an HDB owner, a buyer, or an investor watching the North region.
Land costs drive what you'll pay at launch. When developers pay S$732 psf ppr for an EC site, they're building that into your purchase price. Analysts are forecasting launch prices at S$1,570 to S$1,800 psf for the Miltonia Close project, and that land bid explains why.
To put this in context, the Miltonia Close site is sitting in Yishun, about 2km from Khatib MRT. That's not prime address territory, but it's close enough to matter. The land rate here is still 7.8% below what developers paid for the Woodlands Drive EC site earlier in 2026, so we're not in runaway pricing territory. But it's the highest Yishun has ever commanded for an EC plot, and there's a reason for that.
The developer who won this bid clearly sees strong demand ahead. They're not paying this rate on speculation. They're banking on a proven buyer pool that's sitting right next to them.
Here's the real story. Over 4,000 Yishun HDB flats hit their 5-year Minimum Occupation Period (MOP) between 2025 and 2027. That's not a trickle of upgraders. That's a wave. These owners can sell their flats, keep their gains, and move into an Executive Condominium or private condo. Most of them will stay in the North region because, frankly, that's home.
An EC is the natural next step for an HDB upgrader. You get more space, facilities, better finishes, and a 99-year lease. The income ceiling sits at S$14,000 for a single applicant and S$28,000 for a joint application (these figures can shift with policy reviews). For many Yishun upgraders, an EC hits that sweet spot between HDB affordability and private condo aspirations.
This demand pool is not invisible to developers. It's why Hoi Hup bid aggressively. It's why North Gaia, the EC next door that launched in April 2022 at S$1,302 psf, is now trading at S$1,401 psf and is almost completely sold. Demand works, and it's working here.
North Gaia is your best barometer. In roughly 4 years, unit prices have moved from S$1,302 psf to S$1,401 psf. That's about a 7.6% appreciation. It's not explosive, but it's solid. And more importantly, the project is nearly sold out, which tells you something about appetite in this area.
The Miltonia Close project will launch at the higher end of the Yishun range, between S$1,570 and S$1,800 psf, because the land cost is higher than what North Gaia's developer paid. But that doesn't mean it won't sell. Upgraders are motivated, and they know prices are unlikely to drop if demand stays firm.
What's also worth watching is whether the government bumps up the EC income ceiling. If that happens, you'll open the door to more buyers who currently don't qualify. That would be another tailwind for Yishun EC projects. Right now, the income thresholds are holding, but policy can change.
Distance to Khatib MRT is a real factor. The Miltonia Close site is about 2km away, which means a short bus ride or walk, but not a direct MRT connection. That keeps prices lower than, say, an EC directly above a station. But distance also means lower land costs for developers, which can translate into better value for you compared to prime locations.
One more thing to watch: Orchid Country Club is adjacent to the Miltonia Close site. Its lease expires after 2030, and the land is expected to be rezoned for residential use. That's a potential supply increase down the road, but we're talking 5+ years out. For now, the path is clear for strong demand and resilient pricing.
Geopolitical uncertainty and economic headwinds may slow things down in the medium term, but the fundamentals here are local and specific. HDB upgraders don't disappear because of global tensions. They still need somewhere to go.
The Miltonia Close deal tells us that developers see real demand and are willing to pay for it. That's a vote of confidence in Yishun as an upgrader destination. If you're sitting on a Yishun HDB flat, this is the time to think seriously about your next move. The market is active, and the window is open.
