A 4-room flat in Bedok South just sold for $1.12 million. That's $1,118 per square foot, a new record for the area. If you're thinking about selling an HDB, buying your first condo, or looking to upgrade, this number should get your attention because it tells you something real about where the market is headed.

Why Bedok South Just Hit a New Peak

Bedok South isn't your typical mature estate. What's changed on the ground is the precinct itself. New luxury condo launches like Vela Bay are coming in at $2,300 psf just down the road in Bayshore, and that's pulling HDB values up with it. When a prestigious new development lands near an older estate, buyers start seeing that neighbourhood differently. They're not just buying a flat anymore, they're buying access to an upgraded precinct.

The supply side is tight too. There are about 218 active HDB 4-room listings across Bedok right now, but larger units in South especially don't come up often. When supply is limited and demand is strong, prices climb fast. Upgraders are cashing out because they see the window, and that's driving the competition higher. You're seeing listings elsewhere in Bedok asking $500k to $600k for 4-rooms, so a $1.12 million transaction is a genuine outlier, but it's not coming out of nowhere.

The Shrinking Gap Between HDB and Condo

Here's what concerns upgraders right now. If you sell your Bedok HDB for $1.12 million and want to step up to a private condo in the same area or nearby, you're looking at $2,300 psf minimum at a new launch. That's roughly double the HDB rate. On a 1,000 sqft apartment, you're staring at an additional $1.2 million just for the base purchase price. Then ABSD kicks in.

When you buy a second property as a citizen in 2026, ABSD is 17%. That's another $200k+ on top of a $2.3 million condo purchase. Yes, you get a 6-month upgrader exemption window if you sell your HDB within 6 to 12 months, but you'll still pay the HDB resale levy (typically $30k to $55k depending on profit). The gap isn't just about psf anymore, it's about the total cost of stepping up. Entry-level condos in other areas like Dairy Farm are going for around $1,873 psf, which is lower than Bayshore but still significantly above Bedok HDB rates.

What this means is the arbitrage that upgraders have traditionally relied on is shrinking. The psychological distance between "I'm in an HDB" and "I'm in a condo" is narrowing, and buyers are starting to question whether the jump is worth the cost.

What Investors Should Know About Yield and Risk

If you're an investor looking at a $1.12 million Bedok HDB, the math gets tight. Gross rental yield at this price point is roughly 2% to 2.5% annually, assuming you can rent it out for $1,800 to $1,900 a month. Compare that to a condo where yields can still hit 3% or better, and you see why capital appreciation matters more than cashflow in HDB resale right now. You're betting on the precinct, not on the rent cheque.

The other risk is flipping. HDB has a 5-year minimum occupation period for Bedok South. If you buy at the peak and the market shifts, you're locked in. Bedok does have strong rental demand thanks to its location and proximity to East Coast Park, so tenants aren't hard to find, but if you're buying purely for quick gains, you're vulnerable. The record price suggests we're in a hot phase, not necessarily a stable growth phase.

Market Signals and What's Coming

This sale tells me upgraders are moving now because they believe the window is open. Interest rates have settled around 3% with SORA, property cooling measures exist but aren't yet aggressively tightening the HDB resale market, and Bayshore's precinct transformation is still new. Buyers are forward-thinking about location premiums.

Watch for a few things. If Bedok HDB prices keep climbing and median psf touches $1,200 across the area, don't be surprised if URA cooling measures kick in. The government has shown it will cool markets that accelerate too fast. BTO supply is also a factor, with queues still running 4 to 5 years out, so HDB resale demand should stay strong. But when new BTOs eventually ramp up, pressure on resale prices could ease.

What This Means For You

If you own a 4-room HDB in Bedok, now is genuinely a good time to get it valued. Prices are at a peak, and the market is active. Don't assume your flat is worth $1.12 million, but do check what comparable units are achieving. If you're sitting on equity, you have options.

The Bedok South record is real, and it's sending a signal. Upgraders are moving, precincts matter more than before, and the gap between HDB and condo is tighter than it's ever been. Use this information to make a clear decision about your own situation, not to chase someone else's gain.
