If you're looking at East Coast Park condos right now, you're probably noticing something interesting: the price gap between new launches and established projects is wider than it's been in a while. A freehold unit at Vibes @ East Coast might run you S$1,635 to S$2,122 per square foot, while brand new 99-year leaseholds nearby are asking S$2,600 and up. That difference matters, especially if you're an HDB upgrader looking for peace of mind, or an investor hunting for genuine rental yield. Here's what I'm seeing on the ground, and what you should actually think about before you commit.

The Real Price Story: Why Freehold Beats 99-Year Tenure Right Now

Let me be direct: when you compare Vibes @ East Coast (freehold, topped out in 2015) at S$1,635 to S$2,122 psf against new launches hitting S$2,600 to S$2,700 psf on a 99-year lease, the math favors freehold every single time. A 344-square-foot unit at Vibes runs around S$740,000. The same size in a new 99-year project nearby costs significantly more. You're paying a premium for newness and lease tenure that simply doesn't justify the price gap in my view.

What I'm seeing is straightforward: HDB upgraders are waking up to this. You've built equity in your flat. You want to move into a private condo without overpaying. Freehold gives you something a 99-year lease never will: no lease decay, no anxiety about your asset depreciating as the lease winds down. That's not a small thing. For a first-time private buyer, especially someone in their 40s or 50s, knowing your property won't lose value due to lease expiry is genuine peace of mind.

Supply is High: You Need to Price Right to Move

Here's the reality check. In the Vela Bay area alone, there are 146 two-bedroom listings on the market right now. That's 2,310 units built across multiple projects, and buyers have options. Seaside Residences contributes 35 units to that supply. Ego has 47 one-bedrooms listed. When you've got that much stock in one pocket of East Coast, liquidity becomes a two-way street: good for buyers who can shop, tough for sellers who need to move fast.

What's interesting is the transaction history. We've seen 552 sales across the Vela Bay area in recent tracking. That's not bad volume, but it also tells me people are exiting. They're taking profits or shifting to other areas. Seaside Residences saw a high of S$2,734 psf recently, but that's the exception, not the rule. If you're buying here hoping to flip in two or three years, you'll need to price yourself right or you'll sit on the shelf.

Rental Yield Is Solid, But Competition Is Stiff

For investors, the story is different. Vibes @ East Coast units are renting for S$2,650 to S$4,000 per month depending on size and layout. That translates to a gross yield of around 3 to 4 percent at the mid-market prices we're seeing. That's decent by Singapore standards, especially for a freehold holding. You're not getting mega returns, but you're getting steady cashflow and no lease tail risk.

The reason yields work here is location. You're six minutes from Marine Terrace MRT on foot, eight minutes from Tanjong Katong. East Coast Park is on your doorstep. The food and amenities are solid. Young professionals and small families will rent these units. But don't assume you'll find tenants instantly or at premium rates. With 146 two-bedroom listings and 47 one-bedroom units competing for the same tenant pool, landlords are learning to be realistic about pricing.

What This Means For You

Let me break this down by your situation:

The East Coast condo market isn't broken. It's just maturing. Freehold gives you genuine advantages over 99-year tenure, especially at these price gaps. Supply is high enough that sellers need to be realistic. Investors can find yield, but not without discipline. Whatever your reason for looking here, price yourself against the market, not against what you hope the market will be in five years.
