My Recommendations for First-Timers
Start with Terrace
Unless budget is unlimited, start with a terrace house. You get the landed experience at a more accessible price point. You can always upgrade later.
Prioritize Location
Buy the worst house in the best location you can afford. Land appreciates; buildings depreciate. A tired house in a good area beats a renovated house in a poor area.
Budget for Renovation
Don't stretch your budget to buy. Leave at least $300,000-500,000 for essential renovations. Living in a run-down landed property while saving for renovations is not fun.
Think Long-Term
Landed properties are best as 10+ year holds. The transaction costs and renovation investments need time to pay off. Don't buy landed if you might need to sell in 3-5 years.
