Landed properties in Singapore are often perceived as symbols of status and exclusivity. With only about 5% of Singapore's housing stock being landed, they're increasingly scarce and desirable. Here's what first-time landed buyers should know.

Why Consider Landed Property?

The Scarcity Factor

No new freehold land is being created. Government land sales for landed housing are minimal. This fundamental scarcity supports long-term value.

The Space Premium

In land-scarce Singapore, having your own plot of land is increasingly valuable. You get:

  • Private outdoor space (garden, patio)
  • No shared walls with neighbors
  • Freedom to renovate (within guidelines)
  • Multi-generational living potential
  • The Investment Angle

    Landed properties have historically appreciated well:

  • Lower volatility than condos

  • What First-Time Buyers Should Know

    1. It's About the Land, Not the House

    When buying landed, you're primarily buying land. The building can be demolished and rebuilt. Key land considerations:

  • Land size:Bigger is generally better
  • Land shape:Regular shapes more functional
  • Plot ratio:Determines how much you can build
  • Frontage:Wider frontage often more valuable
  • 2. Location Tiers Matter

    Not all landed areas are equal. The market recognizes location tiers:

    Tier 1 (Premium):Districts 10, 11, 21 (Bukit Timah, Holland, Newton)

  • Highest PSF
  • Best appreciation history
  • Prestigious school zones
  • Tier 2 (Established):Districts 15, 19, 20 (East Coast, Serangoon, Ang Mo Kio)

    Landed ownership costs more than the purchase price:

    One-Time Costs:

  • Additional Buyer's Stamp Duty (ABSD) if applicable
  • Legal fees: $3,000 - $8,000
  • Agent fee: 1-2% (if applicable)
  • Renovation: $300,000 - $1,000,000+ for major works
  • Ongoing Costs:

  • Property tax: Higher than condo (based on Annual Value)
  • Maintenance: Gardens, roof, exterior
  • No management staff (you handle everything)
  • Insurance: More comprehensive needed
  • 4. The Renovation Reality

    Most landed properties require significant renovation:

    Original Condition:Older landed often have outdated layouts, small kitchens, and worn finishes.

    A&A (Addition & Alteration):Common upgrades include:

  • Extending to maximize plot ratio
  • Adding levels (if regulations permit)
  • Modernizing interiors
  • Building a pool or basement
  • Rebuild:Some buyers prefer to demolish and rebuild entirely. This can cost $400-600 PSF for construction alone.

    5. The Mortgage Difference

    Landed property financing differs from condos:

  • LTV limits:Same 75% for first property
  • Loan quantum:Banks may be more conservative
  • Valuation gaps:More common in landed transactions
  • Age of property:Older houses may have shorter loan tenures

    Start with Terrace

    Unless budget is unlimited, start with a terrace house. You get the landed experience at a more accessible price point. You can always upgrade later.

    Prioritize Location

    Buy the worst house in the best location you can afford. Land appreciates; buildings depreciate. A tired house in a good area beats a renovated house in a poor area.

    Budget for Renovation

    Don't stretch your budget to buy. Leave at least $300,000-500,000 for essential renovations. Living in a run-down landed property while saving for renovations is not fun.

    Think Long-Term

    Landed properties are best as 10+ year holds. The transaction costs and renovation investments need time to pay off. Don't buy landed if you might need to sell in 3-5 years.
