Newport Residences launched in January 2026 and has already sold 74% of its 246 units. If you are still considering a purchase, time is running short - but moving quickly on a major decision without clear thinking is the wrong approach. Here are the five things every prospective buyer needs to honestly evaluate before committing.
Freehold in the CBD is genuinely rare - and that rarity is the core thesis
Newport Residences sits at 80 Anson Road, District 2, on freehold land. This is not a marketing claim - the developer's official documentation confirms estate in perpetuity tenure. Freehold new launches in the CBD have been extraordinarily rare over the past two decades, with almost all significant D1 and D2 developments being on 99-year leasehold sites. The last meaningful freehold new launch in this area predates most buyers' active property careers.
For buyers who want a CBD address that will not suffer leasehold decay, Newport's freehold status is a genuine differentiator. The counter-argument is that freehold premium is built into the price - and at ~$3,200 psf from, you are paying a significant quantum for this rarity. The question is whether the long-term capital preservation value justifies the entry price relative to alternatives.
The MRT connectivity story gets better over time
As of March 2026, Newport Residences has two MRT stations within walkable distance - Tanjong Pagar (EW15) at approximately 6 minutes walk, and Prince Edward Road (CC32) at approximately 3 minutes via the elevated pedestrian link bridge. The Prince Edward Road station, on the Circle Line, was expected to open in 2026 and gives residents direct connection to the Circle Line network.
Cantonment MRT (CC31), also on the Circle Line, is a short walk in the other direction, effectively giving Newport residents a three-MRT catchment. This is exceptional connectivity for a residential development and directly supports rental demand from CBD professionals who do not own a car.
The Greater Southern Waterfront story is a long-term play, not immediate
Newport's location puts it on the doorstep of the planned Greater Southern Waterfront - a 2,000-hectare transformation of the former port land from Pasir Panjang to Marina East. As the Tanjong Pagar port relocates to Tuas (the first berths opened in 2025), this land will progressively open for development over the next 10 to 20 years.
Buyers who purchase Newport today are positioning ahead of this transformation. The upside is significant if the Greater Southern Waterfront development proceeds at pace. The honest caveat is that this is a 10 to 20-year thesis, not a 3 to 5-year trade. If your investment horizon is shorter, the immediate rental yield and price trajectory carry more weight than the waterfront transformation story.
Unit sizes are compact - this is intentional and affects who it suits
Newport's unit mix ranges from 431 sq ft (1-bedroom) to 2,067 sq ft (4-bedroom Premium). The 1-bedders and 2-bedders are compact by typical Singapore standards, reflecting the CBD premium location where smaller but well-designed units command strong rental demand from professionals and expatriates. The 3-bedroom Premium at 1,206 sq ft and 4-bedroom Premium at 2,067 sq ft offer more living space for families or buyers who need room to work from home.
At ~$3,200 psf, a 1-bedroom at 431 sq ft costs approximately $1.38 million, while a 3-bedroom at 1,206 sq ft costs approximately $3.86 million. The compactness of the smaller units is a feature, not a bug, for the target rental demographic - CBD professionals, expat couples, and single executives. For families wanting to live, not invest, the 3- and 4-bedroom units are more appropriate but carry a significantly higher quantum.
The developer track record matters - CDL is one of Singapore's most reliable
Newport Residences is developed by Hong Leong Properties, a CDL subsidiary. CDL has an extensive track record of high-quality integrated developments in Singapore - the Tanjong Pagar Centre (Guoco Tower), South Beach, and numerous residential developments across all price segments. This is not a boutique developer taking on a complex project beyond its capability. For buyers of a 2030 TOP development who are paying now, developer quality and financial stability are critical - and CDL's track record provides a high degree of confidence on both counts.
The development has also received BCA Green Mark Platinum Super Low Energy certification - the first private residence and mixed development in Singapore to do so. This supports long-term operating cost efficiency and aligns with the direction of sustainable urban development.
Who Newport Residences Is Right For
Newport suits buyers who want genuine freehold tenure in the CBD, are investing for the long term (5+ years), want strong rental demand from the professional and expat market, and can absorb a higher entry quantum (from ~$1.41M for 1BR) in exchange for the rarity and location premium. It is not the right fit for buyers who need a large family home at an accessible price point, or who want quick capital appreciation over 3 years or less.
